So, you want to know our story huh?
You want to know who the heck PMBP (Private Money Blueprint) is…. and why you should (or shouldn’t) listen to us.
Well… we’ll give you the shorter version…
Who We Are
PMBP is a small crew of fun loving entrepreneurs and investors who somehow through the twists and turns of fate came together to “do something better” with real estate… and in specific… real estate education online.
We’ll tell you a bit more about what we do, what we stand for, and how we can help you have more fun in life, reach your goals, and make more money. But, before we do… lets dive in and introduce you to the PMBP team so you can see that we’re real… we have real lives (although they seem unreal sometimes
)… and we’re just normal people who try to do extraordinary things.
Patrick has been investing in real estate ever since he got the bug in college at Clemson University… and to his parents dismay… dropped out of college to dive full-time into real estate at the age of 22 with a couple partners/friends from school. The first few deals were rough… mainly using their own cash, credit, and hard money loans… but soon found out that was a rough and unsustainable way to build a real estate company. After “on the job” learning through the school of hard knocks at first… Patrick found the key that helped his company (Palmetto Property Solutions based out of Charleston, South Carolina) get deals done more quickly, with higher profit, less risk, without having to go to banks or use their own cash…
… that key for Patrick has been private money (using other peoples funds to close on their deals).
Fast forward to today, his company has closed over 130 real estate transactions… has put over $6 million in private money into their transactions…

- Small multi-family “buy and hold” deals
- Short sales
- Lease options
- REO deals
- Mobile homes
- … and just about every other type of distressed property you can think of
His company holds a small portfolio of rental units in the South Carolina area. Did I mention he’s only 30?
Pat loves teaching… and for the past few years has put a lot of focus into helping other people have similar results without the learning curve that he had to go through.
He’s a true master at creating win-win-win deals, recruiting private money, and people tell him he has a knack for teaching in simple to understand ways that are easy as pie to grasp.
You’ll find Patrick at his favorite local coffee hangout sipping on some iced coffee (if you ever meet him in person, buy him an iced coffee… he’ll love ya for it) or playing beach volleyball at the Windjammer.

Co-Founder and Resident Entrepreneur and Lover of Marketing – Trevor Mauch
Trevor got the real estate itch while he was in college too… but 3,000 miles away from Patrick. Trevor grew up in Oregon and after months and months of procrastination… bought a 4 unit apartment building next to the local college and learned the ropes of owning rental properties, cash flow management, marketing, deal analyzing, while still going to school full time.
Trevor’s true passion has always been marketing and entrepreneurship and real estate was never a full-time venture… nor did he want it to be. Real estate for Trevor has always been a long-term wealth building tool (for cashflow and equity). Out of college Trevor started a marketing consulting company and took on a year long stint helping a Portland mortgage firm grow their business through both online marketing and creating tighter systems. While working with the mortgage company Trevor crossed over into learning the mortgage industry inside and out and helped create the infrastructure and foundation for a national trust deed company. During the same time he sourced deals and leads through his marketing systems for mineral deals in states including Texas and Pennsylvania and assisted in rounding up funding for those projects (which was a crazy learning lesson to say the least).
After serving as Vice President of Marketing at a national capital gains tax consulting firm based out of Lake Oswego, OR… Trevor has honed his marketing skills… sold a 236 unit mini-storage in Oregon that profited over $150,000… become a private lender/investor himself… generated over 25,000 real estate related leads online… and currently focuses on helping other entrepreneurs and investors sharpen their marketing skills (both online and offline) and live life to the fullest. Patrick and Trevor joined forces in 2009 to create the Private Money Blueprint training program to bring the most comprehensive program on the topic to the market with a goal of providing what no one else was… awesome customer experiences with an aim to truly help people succeed… without the hype filled maze of education that we all find online today.
You can find him w/ his family in small town Oregon probably either golfing, mountain biking, or working away at his new downtown office.
Our Chief Member Experience Gal – Charity Akers
Charity is the gal at PMBP who holds everything together for us. From being in charge of Member (aka customer) Experience here at PMBP… to helping with admin tasks behind the scenes… she’s a huge part of our small little PMBP team. She is the one you’ll be talking with most of the time when you contact us… so say hi to her next time you chat w/ her
Guy Who Crunches The Numbers (and knows his stuff) – Tim Krulia
Tim is our CFO and resident MBA (lot’s of acronyms eh?). Tim used to work for Patrick’s real estate company and managed over 50 property renovations. Now, Tim started his own company and is our numbers guy and makes sure we’re on the straight and narrow. He’s also a big Steelers fan.
