    Do u have to do a disclaimer with hard money lenders

    Hey Bobbie,

    Nope… no disclaimer there because hard money lenders have to be licensed in the state they operate… so they’re the ones who will be giving you the disclaimer.

    With private money, you’re working with regular everyday people (not banks, not hard money lenders, etc.) so the disclosure is just to lay out everything with being a private lender and any potential risks that may occur (just like a stock broker gives you if you’re about to invest in a mutual fund or something).

    What is the $500k or $750k limit that Jillian refers to? Is that for any one investor in any one property or is that an across the board amount pertaining to total monies pledged or used from private investors?

    Great question.

    Are you thinking about using one private lender on a property and giving that money partner equity … or would there be multiple money partners per deal?
