Can you post the signs higher up on the pole so that whoever is &quot;cutting&quot; part out can&#039;t reach &#039;em? Check out http://signhammer.com/ .... not sure if that would work or not but it&#039;s an idea.

Also, you could post your signs in other areas and see if the results are similar.

I have a question/comment about bandit signs.  There are &#039;Foreclosure&#039; signs and &quot;We buy houses&quot; signs around my area, but someone always comes and cuts the telephone numbers off so you don&#039;t see the last four digits of the phone number.  Have you ever run into this?  I don&#039;t think it&#039;s another investor because no other signs have been posted.  Does the city do that if you don&#039;t take your signs down?  Any suggesstions on how to keep your signs visable for awhile?

Are you talking about transactional day funding (Flash Cash)?  If so, anyone can do it, if they have the funds.  You basically loan your (or your investor&#039;s) money for one day to another investor (wholesaler) to do a back-to-back closing.  The bank (REO) or the seller may not allow the wholesaler to assign their contract or do a simultaneous closing, where they don&#039;t use any of their money.  If they have an end buyer under contract, they can close and buy the property with your funds, then immediately sell the property to their end buyer.  You wire the funds to the attorney or title company with the agreement that they don&#039;t close on the first sale, unless the end buyer is on hand with his funds.  If both loans close, almost simultaneously, your funds are wired back to you, plus your fees.  I have seen an initial one-time set-up fee of $395-$495 and a 2-3% fee, not bad for a 24 hour loan.  That&#039;s at least a 800% return on your money.  Not bad!

Yep, agree 100%.  I think unemployment will be high for a long while... kinda tough without manufacturing increasing... and the temporary &quot;infrastructure improvement&quot; jobs will be here and gone.  

Really... unemployment is being held steady at these rates... but artificially because of the government spending... which we all know can only last so long before the bottom will drop out and unemployment will take another (maybe bigger) jump up... if only the government would let the weak sectors fail... it&#039;ll be harder now... but way better the long run. 

Just my opinion ;-)

I guess the employment theory makes sense, if individuals have an income they are then able to buy things which further spurs the economy.  You could make the argument then that employment is the root of the catalyst..</description>
