I have seen signs that have part of the # cut out. That&#039;s probably someone who has a personal problem with the signs ... maybe another investor that fears competition or an angry citizen who doesn&#039;t like the signs.

Either way, it&#039;s a problem.

Can you post the signs higher up on the pole so that whoever is &quot;cutting&quot; part out can&#039;t reach &#039;em? Check out http://signhammer.com/ .... not sure if that would work or not but it&#039;s an idea.

Also, you could post your signs in other areas and see if the results are similar.

I have a question/comment about bandit signs.  There are &#039;Foreclosure&#039; signs and &quot;We buy houses&quot; signs around my area, but someone always comes and cuts the telephone numbers off so you don&#039;t see the last four digits of the phone number.  Have you ever run into this?  I don&#039;t think it&#039;s another investor because no other signs have been posted.  Does the city do that if you don&#039;t take your signs down?  Any suggesstions on how to keep your signs visable for awhile?

You could definitely have the funds held in escrow if you think that&#039;s best. 

I&#039;ve never had a problem with lenders backing out so I just inform the private lender of the time line and make sure they have the funds available when needed.
